Michael J. Horne
President/Principal
Mr. Horne
has a 21 year background in commercial real estate leasing,
management, development, financing, acquisitions and sales. In
addition to the administrative duties involved with operating a
multi-million dollar commercial real estate firm, Mr. Horne is
directly responsible for all leasing, acquisition, and development
activities for HSS Management, while supervising all other day to
day activities of the company.
Since the assumption of the presidential responsibilities, Mr.
Horne has sought viable acquisition opportunities such as the
Hinsdale Medical Center and Grant Square Medical Center
acquisitions. He has recognized the stable nature of the medical
office market and has put the company into transactions involving
these types of properties. The company now has, in its portfolio,
approximately 200,000 square feet of professional medical office
facilities.
Previous to HSS Management, Mr. Horne was President of HSS
Partners, LLC serving in a similar capacity to his current
position at HSS Management. Previous to HSS Partners, Mr. Horne
was Vice President – Director of Leasing for Newcastle Properties
– one of the largest operators of strip center properties in the
Chicagoland area. Mr. Horne handled all leasing activities
throughout the 25 property – 3.5 million square foot portfolio,
completing over 100 lease transactions in three years and
increasing portfolio occupancy levels from 83% to 96%.
Previous to Newcastle Properties, Mr. Horne was Vice President –
Director of Leasing and Operations for HSS Real Estate, Inc. Some
of his specific duties included lease negotiation, tenant
relations, marketing and broker relations. Additionally, Mr. Horne
was responsible for all asset management activities including
maintenance, budgeting, tenant construction, collections, and
renovation activities throughout this 2.5 million square foot
portfolio.
Previous to HSS Real Estate, Mr. Horne was the Director of Leasing
at CMC Heartland Partners where he was responsible for all
leasing, marketing, market analysis and property management
activities. He was integrally involved with project feasibility
and development efforts for this $350,000,000 group of publicly
traded companies. The portfolio consisted of 25,000 acres of land,
450,000 square feet of existing commercial/industrial space and 30
active retail, industrial and residential development projects
located throughout 13 states and valued at over $1,000,000,000.
Mr. Horne’s background in commercial real estate began in 1987 at
First National Realty & Development Company, Inc. As Project
Manager, he successfully directed the development and lease-up of
nearly 3,500,000 square feet of retail space in the greater
Chicagoland metropolitan area for the nation’s fourteenth largest
strip center developer. During his tenure, Mr. Horne successfully
negotiated multiple leases with numerous national retail merchants
such as Sears, Wal-Mart, Sam’s Club, Phar-Mor, Silo, Fretter’s,
JoAnn Fabrics, Blockbuster, McDonald’s and more than 25 other
retail-chain merchants.
Mr. Horne is a graduate of Northwestern University, Evanston,
Illinois, is a licensed Illinois Real Estate Broker, a member of
the International Council of Shopping Centers, and a member of the
Chicagoland area Shopping Center Owners (CASCO) organization.

Imelda O. Mercado
Controller, HSS Management Comany
Ms. Mercado is directly responsible for all accounting, cash
management, tax, human resource, construction escrow management
and financial reporting activities for HSS Management Company and
its affiliated entities. She reports directly to the President and
works intimately with the firm’s longtime outside accounting firm,
Deerfield, IL based Miller Cooper & Company, Ltd. Ms. Mercado is
also the primary day to day liaison between HSS Management and its
many existing financial lenders.
Ms. Mercado has been actively employed by HSS Management and its
predecessor firms for the past 18 years, beginning as a staff
accountant for HSS Real Estate in 1990 and steadily progressing to
the position of Accounting Manager in 1996. In 1996, she was
promoted to her present position of Controller when HSS Real
Estate merged with Norcor Investments to form Newcastle
Properties, LLC. Newcastle Properties operated as a leasing and
management company with a portfolio of 25 shopping centers
containing over 3 million square feet of space. Ms. Mercado was
responsible for successfully integrating the two companies’
accounting systems as well as managing all of the accounting
operations for the portfolio.
Ms. Mercado, upon immigrating to the United States in 1988, began
her commercial real estate career as a bookkeeper at Citywide
Realty Company in Chicago, IL. This private apartment owner
managed numerous small apartment buildings containing over 1000
units in the City of Chicago. Ms. Mercado was instrumental in
computerizing the accounting department and in the process,
brought a majority of the third party accounting work in-house –
thereby creating significant savings for the company.
Ms. Mercado has a Bachelor’s Degree in Business Administration
from The Philippine Women’s University in Manila and is a member
of the Illinois CPA Society, The Timberline Users Group and the
International Council of Shopping Centers. |
